Applicant Criteria
Guidelines and Qualifications

Welcome to Colinas Pointe Apartment Homes. Westdale Asset Management supports The Fair Housing Act as ammended, which prohibits discriminatory housing practices based on race, color, religion, sex, national origin, handicap status, familial status, sexual orientation or any other state or locally protected classifications. The following qualifications standards will be required from every prospective resident.

RENTAL GUIDELINES

AGE:

Applicant must be at least eighteen (18) years of age unless familial status applies. Anyone over the age of eighteen (18) must complete a separate application and be listed as a resident on the Lease Agreement. All applicants must provide us with a state issued ID so we may verify age.

MONTHLY INCOME:

Gross monthly income must be at least three (3) times the amount of monthly rental rate. Income must be verified by a third party or by paycheck stubs. Copies of the last two (2) paycheck stubs will expedite the application process. Annual income verification may be requested and self-employed individuals must provide a copy of the last annual tax return. Roommates must have a gross monthly income which is at least three (3) times of half the monthly rental rate.

CREDIT HISTORY:

A credit report will be requested to verify the information contained in the rental application. Any applicant owing money to a previous apartment community will be denied. If the applicant has been evicted from another apartment community within the last five (5) years, applicant will be denied. In cases where applicants do not meet the credit criteria above, we may approve the application with an additional deposit determined by management. This option is solely at our discretion.

RENTAL HISTORY:

Applicants must have at least six (6) months of positive, verifiable rental history. Rental history from relatives will not be accepted. Positive rental history cannot contain evictions within the last five years, skips, abandonment or balances due to former landlords. If applicant is a homeowner, verification from mortgage or Title Company will be required. Written verification is required as proof that any negative rental issues have been resolved with no outstanding balances.

EMPLOYMENT:

Present employment must be verified with your employer’s Human Resource Department for length of employment and salary. If employed for less than six (6) months at present employment it will be necessary to verify previous employment.

CRIMINAL HISTORY:

A criminal background check will be done at the time of application. Failure to disclose criminal history on rental application will result in automatic denial and loss of application deposit. All criminal convictions or current indictments for possession, sale, manufacture or distribution of controlled substances (drugs), prostitution, theft, burglary, felony fraud or any crimes involving fire arms, or crimes against persons or property will be denied residency and occupancy at Colinas Pointe Apartment Homes.

CO-SIGNORS:

A co-signer may only be used for first time renters or full time students. Co-signors must meet all criteria and their gross monthly income must be six (6) times the rental amount. An application fee is required for the co-signor.

ANIMALS:

No weight limit. Two (2) pets per apartment limit. Up to 30 lbs.: $150 deposit/$150 non-refundable fee. Over 30 lbs.: $300 deposit/$300 non-refundable pet fee. Aggressive breeds will not be accepted.

OCCUPANCY LIMITS:

Two (2) occupants per bedroom, all persons over the age of six (6) months will be considered residents/occupants.


I/We have read and understand the applicant criteria. I/We understand that falsification of information will result in the denial of the application and loss of the application deposit. The application fee is non-refundable. The application deposit is only refundable if the application is denied.
